Along with industry legends Horst Schulze and Michael Bedner, Urbanis Advisors conceived a new model for exceptional concierge living targeting the younger segment of Baby Boomers in the US that are looking to downsize their residence and upsize their lifestyle, Apeiron Living.

Urbanis Advisors led the search for sites with development potential for acquisition, handled all underwriting, due diligence, and creation of the pre-acquisition business plan.

Upon acquisition, Urbanis Advisors strategically planned and executed the development strategy, which included joint venture and partnership agreements, resolution of title matters, obtaining entitlements, implementation of development plan, asset management during pre-development, and interfacing with capital partners.

Urbanis Advisors directly managed on a daily basis a team of development professionals that includes architects, engineers, attorneys, contractors, property managers, brokers, appraisers, marketing and PR professionals.

Hollywood Circle

Entitlements + Capital Procurement

Urbanis Advisors was engaged to manage the day-to-day activities of a real estate development company and assisted in founding an investment vehicle that utilized the EB-5 Visa program - a federal program that allows foreign nationals to obtain permanent residency in the U.S. in return for investing in a job-creating venture – to finance its developments, Gold Coast Florida Regional Center.

In addition, Urbanis Advisors led the regional center’s developments in South Florida that were mainly residential multifamily focused, the most significant was Hollywood Circle, a $210M mixed-use development in Hollywood, FL that was spread over two city blocks and included 626 residential units, 111-room hotel, and over 85,000 SF of retail that includes a Publix Supermarket.

One of the largest development companies in the US, The Related Group, faced major interior design issues at one of its residential buildings in West Palm Beach, Florida and was looking for a quick and effective solution.

Urbanis Advisors presented an innovative plan that included interior design, furniture design and procurement, art creation and installation. Urbanis Advisors delivered an exceptional product on time and on budget.

Centro

Acquisition + Joint Venture

Downtown Miami generational landowner wanted to unlock the value of his vacant property and had no clear vision as to how to address it.

Urbanis Advisors identified the opportunity for a residential building on the site and introduced a qualified development partner, Newgard Development Group. A joint venture was created to develop Yves Behar’s first building in Miami, Centro.

Investment/Portfolio Management

A prominent family in Kuwait had a real estate portfolio valued at $180 Million, but had no viable expansion plan. The family approached Urbanis Advisors for guidance.

Urbanis Advisors devised a development strategy for the family's portfolio, which resulted in the planning and construction of multiple residential buildings and a large-scale development in Kuwait City, thereby increasing the portfolio's value to $500 Million.
